Why Tenant Screening is Essential Before Leasing Your Property
Tenant screening services are a simple way for landlords to mitigate their risk of property damage or missed rent payments. At Keyrenter Houston, we provide this service to landlords and property management clients using a 14-point checklist. Thanks to this thorough process, we are better able to protect your investment and your property. While it is impossible to guarantee leasing success, our process significantly reduces the risk that your property will become damaged. As a result, the chances of a successful tenant/landlord relationship increase.
What Does Tenant Screening by Keyrenter Houston Include?
As we mentioned, our 14-point checklist helps reduce your chances of leasing to someone who will not pay rent or damage your property.
Has the applicant paid the fee required to apply? They will not be considered until this is paid!
Current Photo ID
We always ask for proof of a current photo ID to help verify the identity of the applicant. We will ask for a driver’s license, passport, or another similar legal document with a photo ID.
Person Search (Identity Verification)
Is the potential tenant who they say they are? Our personal search (identity verification) can give you peace of mind.
There are occupancy limits to each property, something that we will take into consideration during the tenant screening process.
Smoking can leave behind lingering odors that are unpleasant. Checking for smokers is always part of our screening process.
Not every property allows pets. For those properties that do allow pets, we will ensure that they meet the pet requirement for the property.
A credit report is a simple way to determine how the individual handles money. We will determine if there is a delinquent collection amount and whether or not bankruptcies have been discharged for at least 6 months.
Income & Employment
The household gross income needs to exceed 3x the rent payment. For assisted housing, the income needs to exceed 3x the applicant’s portion. If there is an additional deposit required, we will ensure it can be paid.
Proof of Income
We collect and verify pay stubs and bank statements to make sure that the applicant is able to prove their income levels.
The debt-to-income ratio needs to be 49% or lower in order to pass. If this number is 50% or higher, it is considered a failure.
The applicant must also pass our written criteria for a criminal background check.
Public Registry Search
In addition to a criminal history check, we will search the public registry to ensure there are no sex offender charges or similar charges.
We will verify the applicant’s rental history for the previous 2 years. If there are any red flags, we will notate them.
Finally, we will make sure that the applicant does not have any previous evictions on their record.
What Does Finding the Best Tenant in Houston Look Like?
The tenant screening process is essential to finding the ideal tenants for your property. Although it may seem meticulous, our in-depth approach can help weed out applicants who will give you a tough time in the big picture. Here’s what you can expect when you work with our team.
Setting Up Expectations
First, we’ll work with you, the property owner, to identify the criteria that you want to follow. Feel free to give us specifics on what you want to see in your applications. Ideally, your expectations will include no past evictions, no criminal history, a 3:1 rent ratio, at least 12 months in their current job, etc.
Once we have clearly defined the expectations, collecting applications is the next step in the process. Our tenant screening services for landlords include sifting through the applications and determining who is the best fit for your property.
Thorough Applicant Screening
The final step in our complete tenant screening process is screening the applicants on your behalf given the agreed-upon criteria. We will pass along the best applicants to you so you can make the final decision for your property.

Who pays for background checks, the tenant or the landlord?
When the tenant submits their application through Keyrenter Houston, they pay an application fee. This fee covers the cost of the background check so the landlord will not need to pay on behalf of the applicant.
How much does a tenant background check cost?
The specific cost of the background check depends on many factors. Generally speaking, a tenant screening costs anywhere from $15-40 depending on the area. Paying less than $15 could mean that you are not using a trustworthy site, and this is something that you don’t want to cut corners on.
Is tenant background search legit in Houston?
Absolutely! Our team at Keyrenter Houston will always ensure that the tenant background checks are 100 percent reliable and accurate. We want you to have peace of mind!
