The primary intent of a rental property inspection is the evaluation of a property's condition externally and internally. Someone will look over the property's general condition to verify things are in good shape, ranging from furniture to plumbing and electrical. Inspections of this nature are also designed to make sure tenants are abiding by the lease agreement, so they're not hiding unregistered pets, growing illegal drugs, or conducting other criminal activity.

Rental inspections are different from pre-purchase inspections where possible planning matters are investigated for a property. An active rental inspection is more likely to look into safety issues. The general condition of the property and the quality of life of residents will be addressed.

Move-In Inspection

Routine Rental Property Inspection

This can also motivate tenants to keep their part of the property in good condition.

Move-Out Inspection

A move-out inspection is hopefully something that doesn't happen often since you want steady tenants that don't move out. When a rental move-out inspection is necessary, schedule it with the tenant. Check the apartment condition against the check-in list from when they moved in.

What Does the Rental Property Inspection Process Look Like?

As a property manager, you need to review the terms and conditions of any active tenant leases to see when you can schedule inspections. Advanced notice of entry is often required.

Give tenants their entitled prior notice before you enter.

Try to schedule inspections for when tenants are home so they can communicate necessary repairs. You can also give them pointers that might help them get their whole security deposit back.

Explain the point of the inspection in advance. Remind tenants they have been told about this before.

Take photos of the interior and exterior property conditions, but don't invade tenant privacy with photos of personal items, pets, or kids.

How Much Does a Property Inspection Cost?

Our property inspection services in Houston are part of our full property management service, which costs 10% of the rent for a single unit and 8% of the rent for a multifamily rent. The minimum is $100, and the maximum is $250.

What Is the Notice Period for Rental Property Inspections?

Tenants must be provided at least 24 hours of notice before inspection services do even a routine inspection. Providing them more notice than this is a good business move, as it gives them more warning and time to clean up and keeps them happy.
