FAQ

Is the property manager the same as the landlord?

These two are not the same! The landlord is generally the property owner, while the property manager is responsible for on-site management including tenants, maintenance, inspections, etc.

How do property managers choose tenants?

At Keyrenter Houston, we have a 14 step screening process for tenants that involves checking their income, verifying their employment history, inspecting their credit history, contacting all of their previous landlords, and validating their background. After we give you all of the information we collected, you will give final approval.

Can property managers be held liable?

Property managers may be held liable primarily for willful negligence, like improperly completing a repair on purpose. As the property owner’s fiduciary, property managers can also be held liable for not placing the property owners' best interests above their own regarding a property.

Do property managers pay bills?

Project managers can pay utility, or maintenance, bills on behalf of the property owner, but not for the property owner. Since the property owner owns the property, the bills associated with it are the property owner's responsibility, but the property manager is responsible for organizing and paying them in a timely manner (using their funds).
